INSPECTION CHECKLIST

In order for a unit to pass inspection, it must meet certain
requirements (Housing Quality Standards or HQS) established by the U.S. Department of Housing & Urban Development
(HUD) to guarantee a basic level of health and safety for all units
leased under the Housing Choice Voucher Program (HCVP). The list below includes only those items which most commonly cause a
unit to fail an inspection. This list DOES NOT include all requirements
necessary to pass an inspection. Please inspect the unit BEFORE requesting an
inspection to avoid any delays in the beginning date of the HAP
contract. NO CONTRACTS will be made prior to a unit passing an initial
inspection.
THE UNIT MUST PASS
INSPECTION ANNUALLY WITHIN THE ALLOTTED TIME FRAME OR HOUSING ASSISTANCE
PAYMENTS WILL STOP!

- No peeling or chipping paint inside or outside the unit
- There must be a refrigerator
(supplied by tenant or landlord) and cooking stove (supplied by
landlord) which are clean &
in working order
- There must be an installed heating system that works and
adequately heats the unit
- There must be hot & cold
running water in the kitchen and bathroom (s)
- There must be a flush toilet
that works and does not leak
- All ground floor or
accessible windows
must have attached locks and exterior doors must be secure and have
working locks
- There must not be any
missing, broken or cracked windows
- All electrical outlets must
have cover plates & be in good condition
- The roof must not leak
(check for stains)
- If stairs and railings are
present, they must be secure
- Floor coverings cannot be
torn or have holes that can cause someone to trip
- Kitchen must have a working
fire extinguisher
- Any outlet within 6 feet of
water requires a GFI outlet
- Smoke detectors required on
each level
- This list DOES NOT include
all requirements necessary for the unit to pass inspection
